More than just a place to stay, this boutique hotel embodies luxury, craftsmanship, and architectural excellence. Behind its success stands Joeris, a premier hotel builder known for tackling complex projects with precision and dedication.

A Vision Reimagined

The Emigrant’s journey to completion was not a conventional one. Originally started under a different contractor, the project saw a shift in direction, and Joeris stepped in to bring the owner’s ambitious vision to life. By the time Joeris took over, the foundation and steel structure were in place, but the real challenge lay ahead—executing a highly detailed, custom design with no compromises.

The goal was clear: create a hotel that seamlessly blends historical charm with modern luxury, all while overcoming logistical and technical challenges unique to the site. From sourcing globally curated materials to implementing intricate architectural details, the project required the expertise of a hotel builder capable of delivering at the highest level.

Overcoming Construction Challenges

Taking over an active project often means addressing existing deficiencies, and the Emigrant was no exception. Two of the most pressing issues were the elevator shafts and staircase installations. Temporary wooden stairways were in place, but once interior framing began, it became evident that the structure was not square or plumb. This required custom solutions in collaboration with the structural engineer to ensure stability.

Another major architectural feature—the double-arched, double-radius entryway—was originally designed in cast stone. However, after installation, structural concerns led to its replacement with structural cast concrete, ensuring it could bear the weight of the ornate hand-pillowed stone above. These on-the-fly adjustments highlight the importance of working with an experienced construction company that can adapt without sacrificing quality.

Navigating Supply Chain Hurdles

With luxury design comes the demand for premium materials, and sourcing these on a global scale added another layer of complexity to the project. For example, the European white oak flooring, initially sourced from Poland, became nearly impossible to procure when the Russia-Ukraine conflict disrupted exports. The Joeris team swiftly pivoted, identifying domestic suppliers who could match the exact specifications required for continuity in design.

The project’s location in the heart of Fredericksburg also introduced logistical hurdles. With no on-site storage available, materials had to be delivered on a just-in-time basis, requiring precise scheduling and coordination. Waste removal was another challenge, necessitating twice-daily off-site disposal runs to maintain a clean and organized worksite.

Expanding the Project Scope

As construction progressed, the owner’s vision continued to evolve, leading to an expansion in scope. The initial project grew to include the finish-out of a basement speakeasy, the transformation of an empty lot into a parking area, and the conversion of a retail space into a French-style brasserie café.

Each addition brought new design and material challenges. The speakeasy, with its triple-barrel arched ceiling, required a shift in flooring material when the originally specified size became unavailable. The brasserie’s transformation from a retail space demanded additional modifications to achieve the desired ambiance and functionality. Despite these evolving demands, Joeris remained adaptable, proving why their reputation as a leading general contractor is well-earned.
